The workplace of the future is hybrid, activity-based, and data-driven. The office is a destination for collaboration, culture, learning, and social belonging. The building itself must support how the organization approaches working life.
That means physical space has to be designed for different work styles, with seamless digital support and flexible rooms that can be used across teams and projects. When people choose when and why they come in, the office has to deliver on what they came for.
Succeeding with hybrid work is therefore about two things at once: a good experience for employees, and a factual basis that lets management adapt the office to how it is actually used.
When employees alternate between physical and digital presence, the organization needs solid solutions for communication and data. Employees who travel in to collaborate but can't find a free desk or meeting room soon stop coming. And when some days are overcrowded while others are empty, planning becomes difficult.
For management, the challenge is the flip side of the same coin: how much space do we really need? A study Malling & Co carried out with its clients in 2022-2023 showed a maximum average office utilization of 47%. Without data, you either pay for space that sits empty half the week, or cut too hard and create frustration.
Both problems share the same root: a lack of facts about how the office is actually used from day to day.
